Everything You Need to Know about 1031 Exchanges!

16:23
So let's say you've got yourself a rental property and you've worked hard to get rents up and keep expenses low. The property is profitable and you are looking to trade up by selling it and buying a more expensive property. The problem is that if you sell, you will have to pay capital gains tax on the sale as you would with a fix and flip or wholesale deal. That tax could be a heavy hit if you have sold the property for a gain, and it will stunt your growth as an investor. What can you do? Learn more by grabbing my New Book "Raising Private Capital" Available now on Amazon http://bit.ly/RPCbook That's where a 1031 exchange comes in. A 1031 is a vehicle through which you can sell rental real estate and roll all the gain into a new purchase. Sound good? In today's video, I go into detail on the rules of 1031's. As always, please email us any real estate questions to [email protected] and we will answer them on an upcoming episode! All About 1031 Tax Deferred Exchanges - Real Estate Investment Tips

07:41
For an experienced SF Bay Area real estate agent visit http://iLiveInTheBayArea.com Like me on Facebook: http://fb.com/iLiveInTheBayArea Thumbs up, favorite, share, subscribe and make a comment! Most people are aware of the fact that when you sell a long term investment such as real estate or stocks, you have to pay taxes. And these taxes don't come cheap -- currently capital gains tax is 15%, and California has its own capital gains tax of 9.3%. To put this in perspective, if you bought a property for $500,000 and years down the line you sell the same property for $1M, on that $500k profit you have to pay $121,500...PLUS your cost recovery recapture...but did you know there's a way you can defer that and not even pay a SINGLE PENNY?? It's called a 1031 Tax Deferred exchange. A 1031 exchange is when you sell your property and buy another like-kind property within a certain time frame and follow specific rules. Now you have to note, that this is a *tax deferred* investment strategy. What that means is that you will just keep rolling over what you owe in taxes to some future date. If you ever decide to completely abandon investing in real estate altogether, you will have to pay it all back. The idea though is to continuously roll it over indefinitely until you pass away. The first step that needs to be taken when doing a 1031 exchange is the process of finding a good qualified intermediary, or QI. The QI is a company that will be the "middle man" throughout the 1031 exchange process. There are two key time frames you have to keep track of with a 1031 exchange. From the date you sell your property, you have 45 days to identify a new property or properties. The second is that you have 180 days to CLOSE on the new property you identified; again this starts from on the date you sell your property. These dates are non-negotiable. Within this 45 day period, you can choose up to 3 different options. The first and most common option is the "3 property rule". The rule is that you can identify a total of 3 properties at any price. A 1031 exchange works just like a regular sale, but with the qualified intermediary acting as the "go through" person. Throughout the process, you are not allowed to touch ANY funds. If you do decide to pull any funds out, it's considered "boot" and will become taxable the second it leaves the QI's control. By FAR the most common question I get is in regards to the "like-kind" statement. If someone sells an apartment, do they have to buy another apartment, or can they buy an industrial warehouse? The answer is YES. Like kind means real estate -- period. If you sell real estate -- be it an apartment complex, an office space or a piece of raw land -- you can buy other real estate. The second most common question I get...Can I 1031 exchange my primary residence?? Well...you don't need to! In section 1034 of the internal revenue code, you can sell your primary residence and not have to pay taxes for up to $250k if you're single or $500,000 if you're married. When it comes to the value of the new property or properties, the basic point is this. You have to put in equal or more money, and buy an equal or larger valued property. The loan amount is completely irrelevant so long as those two amounts are satisfied. Remember, 1031 exchanges might not be the best option for every single person, but it's usually the most preferred option for most investors. If you're looking to avoid paying capital gains tax, the 1031 exchange is by far the most common financial technique...now that's good to know. Exchanges of Non-Monetary Assets | Intermediate Accounting | CPA Exam FAR | Chp 10 p 4

46:39
Nonmonetary  assets  such  as  inventory  or  property,  plant,  and  equipment  are  items whose  price  may  change  over  time.  Controversy  exists  in  regard  to  the  accounting  for  these  assets when one nonmonetary asset is exchanged for another nonmonetary asset  18.  As  stated  previously,  ordinarily  companies  account  for  the  exchange  of  nonmonetary assets on the basis of the fair value of the asset given up or the fair value of the asset received, whichever is clearly more evident. Thus, companies should  recognize immediately any gains or losses on the exchange. The  rationale for immediate  recognition is that most transactions have  commercial  substance  and  therefore  should  be  recognized.  An  exchange  as commercial substance if the future cash flows change as a  result of the transaction. An exchange of trucks with different useful lives might have commercial substance while an exchange of trucks with no  significant difference in useful lives would probably not.  19.  Companies immediately recognize losses they incur on all exchanges. The accounting for gains  depends  on  whether  the  exchange  has  commercial  substance.  If  the  exchange  has  commercial  substance,  the  company  recognizes  the  gain  immediately.  However,  the  rule  for immediate  recognition  of  a  gain  when  an  exchange  lacks  commercial  substance  is  treated differently. If the company receives no cash (boot) in such an exchange, it defers recognition of a gain.  If  the  company  receives  cash  in  such  an  exchange,  it  recognizes  part  of  the  gain immediately. The portion to be  recognized is equal to the  ratio of the cash  received to the total consideration received times the total gain indicated.  20.  To summarize these concepts, when a transaction involves an exchange of nonmonetary  assets,  losses  are  always  recognized.  Gains  are  recognized  if  the  exchange  has  commercial substance.  However,  gains  are  deferred  (not  immediately  recognized)  if  the  exchange  has  no  commercial substance, unless cash or some other form of monetary consideration is received, in which  case  a  partial  gain  is  recognized.  Also,  a  gain  or  loss  on the  exchange  of  nonmonetary assets is computed by comparing the book value of the asset given up with the fair value of that same  asset.  The  examples  shown  below  are  designed  to  demonstrate  the  various  situations where exchanges of nonmonetary assets are included Commercial Substance, Lacks Commercial Substance—No Cash Received. boot received, boot paid, Plant assets, property plant and equipment, PP&E, fixed assets, depreciation expense, accumulated depreciation, gain on disposal of plant assets, acquisition cost, land improvement, salvage value, residual value, useful life,

8 Cryptocurrency Exchanges for Buying and Selling Fiat like USD to Bitcoin and Ethereum

35:51
What are the top 8 cryptocurrency exchanges for buying and selling fiat currencies like USD, EUR, CAD, GBP, KRW, JPY, RUB, and CNH into Bitcoin, Ethereum, Litecoin, Ripple, and hundreds more altcoins with Bittrex and Poloniex? Will you watch this video or read this description to find out? My favorite exchange is Coinbase which I have used to buy and sell hundreds of thousands of US Dollars in Bitcoin, Ethereum, and Litecoin. If you would like to sign up for Coinbase, would you use my link at https://www.coinbase.com/join/53f220834b1a7fd652000013 because Coinbase will give you and me $10 each in Bitcoin for the referral? Bitstamp at https://www.bitstamp.net might be the best global option if you can make a deposit with SEPA in the EU or a wire transfer in nearly any other country because Bitstamp's help at https://www.bitstamp.net/account/deposit/ states "REST OF THE WORLD. International bank transfer deposits carry 0.05% deposit fee on our side (minimum fee = 7.50 USD/EUR) and take 2 - 5 business days to credit. USD deposits credited to your USD balance won't be converted. All other currencies will be converted to the selected balance currency, free of charge." Ripple as XRP and Bitcoin as BTC are both available to trade with fiat currencies on Bitstamp. Credit cards can also be used to make purchases on Bitstamp with fees ranging from 5% to 8% as listed at https://www.bitstamp.net/fee_schedule/. Kraken at https://www.kraken.com has the greatest current selection I have found for an exchange which accepts incoming fiat deposits while trading with the most altcoins. Kraken accepts EUR SEPA deposits, USD, GBP, EUR, and JPY wire deposits as well as witdrawals. For Canadian dollars, wire deposits are free and EFT withdrawals are $10 with a $25,000 daily max. In addition to Bitcoin, Kraken allows USD with EUR and a few CAD or JPY directly to Ethereum, Ripple, Ethereum Classic, Litecoin, Dash, Monero, Zcash, USDT, Gnosis, and Stellar Lumens with Iconomi available from ETH and XBT which is Bitcoin. GDAX operates in the US, Europe, UK, Canada, Australia, and Singapore at https://www.gdax.com/ trading in BTC/USD, ETH/USD, ETH/BTC, LTC/USD, LTC/BTC, BTC/EUR, and BTC/GBP. Gemini at https://gemini.com is available in Canada, Hong Kong, Singapore, South Korea, United Kingdom, and the United States of America in 44 states with BTC/USD, ETH/BTC, and ETH/USD available for all via US Dollar wire transfers. xBTCe at https://www.xbtce.com accepts wire transfers from many countries including the USA, China, and Russia with native language support in English, Russian, and Chinese. Wall of Coins at https://wallofcoins.com/en/ is available in the USA, Canada, and more countries soon for direct cash deposits via local bank accounts in Bitcoin and Dash. Local Bitcoins at https://localbitcoins.com/ allows buyers and sellers in 248 countries to make cash and online transactions directly for Bitcoin with generally 10% or higher above marketplace costs. In summary, I think Coinbase, Bitstamp, and Kraken are three of the best places online to use USD, EUR, CAD, and GBP to buy directly into Bitcoin, Ethereum, Litecoin, Ripple, Dash, and more altcoins. GDAX, Gemini, and xBTCe are great alternatives especially for KRW, JPY, RUB, and CNH. Wall of Coins and Local Bitcoins are effective for changing cash to Bitcoin to then use on an exchange like Bittrex or Poloniex. BEST CRYPTO EXCHANGES 2019? Programmer explains.

Bitcoin Q&A: Decentralised exchanges and counterparty risk

07:03
How will markets transition from centralised exchanges to decentralised exchanges (LocalBitcoins, cash ATMs, Bisq, cross-chain atomic swaps)? Could fiat-pegged cryptocurrencies ease the process of fiat-to-crypto exchanges? How could the counterparty risk introduced by custodial parties like Tether affect the security of Bitcoin and the cryptocurrency ecosystem at large? The first question is from the patron-only live Q&A which took place on November 27th 2017. The second question is from the patron-only live Q&A which took place on January 27th 2018. Click here to subscribe our channel for latest videos: https://www.youtube.com/channel/UCgnNl9MCMH4WlBZQkOEz9Qg?sub_confirmation=1 Top 5 CryptoCurrency Exchanges with the lowest transaction fees. Please subscribe our new channel "CRYPTONOTICE" by clicking on the link below: https://www.youtube.com/channel/UCxN3grrLAGoGAXnjrZiuvNg The Top 5 CryptoCurrency Exchanges are: 1. Cex.io 2. Hitbtc 3. Bitfinex 4. Bittrex 5. GDAX EXPLAINED: 1.) The UK based CEX.io makes the list because while most of the exchanges here have a standard fee of 0.25%, CEX.io only charges 0.20% per trade! That combined with a solid user interface make it a winner in our book. Cex.io has probably the lowest fee schedule in terms of credit card deposits and withdrawals. They charge 3.50% on credit card deposits and 1.20% on withdrawals to credit cards. for more info please visit: https://cex.io/fee-schedule https://cex.io/limits-commissions 2.) HitBTC applies a flat rate of 0.1% on all executed trades which is probably one of the lowest rate on the market. for more info please visit: https://hitbtc.com/fees-and-limits 3.) Bitfinex provides taker fees between 0.1% and 0.2% while maker fees from 0.1% to zero if the trading volume in the last 30 days reaches $25M. The discount on maker fees are applicable from $500k. for more info please visit: https://www.bitfinex.com/fees 4.) Another big US player in the exchange market is the Las Vegas based Bittrex. They have an across-the-board 0.25% fee for trading and do a ton of volume. for more info please visit: https://support.bittrex.com/hc/en-us/articles/115000199651-What-fees-does-Bittrex-charge- https://bittrex.com/fees 5.) GDAX uses a maker-taker fee model. GDAX offers zero percent maker fee regardless of the amount of asset traded on the exchange. The taker fee is between 0.1% and 0.25%. A 15% rebate is applied on the taker fees if the trading volume reaches 20% of the exchange volume in the past 30 days. Orders that provide liquidity ("maker orders") are charged different fees than orders that take liquidity ("taker orders"). The fee is assessed as a percentage of the quote currency. For the detailed GDAX trading fee schedule, please see https://www.gdax.com/fees for more info please visit: https://support.gdax.com/customer/en/portal/articles/2425097-what-are-the-fees-on-gdax- _______________________________________________________________ Visit our website for more details by clicking on the link below: http://www.digitalnotice.in/bitcoin-had-crashed-down/ Links For Some Major exchanges: Unocoin : https://www.unocoin.com/?referrerid=204422 Zebpay : http://link.zebpay.com/ref/REF15031633 Koinex: https://koinex.in/?ref=afa70e CoinDelta : https://coindelta.com/ HitBtc: https://hitbtc.com/?ref_id=5a3bc14441533 Bittrex: https://bittrex.com/ Poloniex: https://poloniex.com/ Users at bitcoin exchange platforms have to pay certain types of fees in order to use the services of the site. The most common fee types include charging the deposits and withdrawal from the exchange’s account and applying fees on the trading activity. The fees are usually depending on the type of transfer in terms of deposits and withdrawals. Bank wire transfers, credit card top ups and using alternative payment providers often costs money even before starting the trading activity on the bitcoin exchange platform. On the other hand, cryptocurrency deposits and withdrawals are usually free of charges, you only have to pay for the transaction fee on the blockchain that is payable to the miners. A couple of exchanges, however, make it free to deposit or withdraw the funds from the exchange. In these cases, only the miner fee is due in case of cryptocurrency payouts, as this fee is not set by or payable to the platform, it is rather needed in order to verify the transactions on the blockchain. The other common fee type is the trading fee that is payable as a percentage on each transaction made on the platform. The trading fees usually range between 0.1% to 0.25%, but it can be up to 1% of the trading amount that is charged for making orders on the exchange. NOTE: Trading is a highly risky activity. Everything You Need To Know About Cryptocurrency Exchanges

09:03
Cryptocurrency exchanges are websites where you can buy, sell or exchange cryptocurrencies for other digital currency or traditional currency like US dollars or Euro. It’s important to do a little homework before you start trading. Here are a few things you should check before making your first trade. Bitcoin interest has been growing lately, and with that comes volatility. Bitcoin is currently much more volatile than any other currency, making it a prime candidate for arbitrage.
21. Exchanges, Brokers, Dealers, Clearinghouses

01:09:22
Financial Markets (2011) (ECON 252) As the starting point for this lecture, Professor Shiller contrasts the view of economics as the theory of the allocation of scarce resources with the view of economics as the study of exchange. After a discussion of the difference between brokers and dealers, he outlines the history of securities exchanges from ancient Rome, to the Amsterdam Stock Exchange and Jonathan's Coffee House in London, until the formation of the New York Stock Exchange. He complements this historic account with an overview of securities exchanges all over the world, covering India, China, Brazil, and Mexico. An example of a limit order book allows him to elaborate on the mechanics of trading at the National Association of Securities Dealers Automatic Quotation System (NASDAQ). Subsequently, he turns his attention to the growing importance of program trading and high frequency trading, but also discusses their impact on the stock market crash from October 19, 1987, as well as on the Flash Crash from May 6, 2010. When talking about fairness in financial markets, particularly with regard to the relation between private investors and brokers, he discusses the National Market System (NMS), the Intermarket Trading System (ITS), and consolidated quotation systems. He concludes this lecture with some reflections on the operations of dealers, addressing the role of inside information and the Gambler's Ruin problem. 00:00 - Chapter 1. They are also a great place for hackers to target. In addition to providing a place to trade cryptos, centralized exchanges also provide a place for their users to store their cryptocurrencies. Even though it’s been said time and again that using exchanges to store any cryptocurrency that you are fond of is not a good idea, still lots of people do it. This results in the popular exchanges becoming a honey pot for hackers to target. This has resulted in many people losing lots of money. Not because of the currency itself, but because the exchange had weak points that were taken advantage of. Go ahead and google Mt. Gox and also more recently the Bitfinex hack. Centralized exchanges are also subjected to governmental regulations and also the decisions made by those who run it. We are seeing this play out in China right now as the centralized exchanges there are now shutting down due to government regulations. Enter decentralized exchanges. These are the exchanges that do not require a third party to store your funds, instead, you are always directly in control of your coins and you conduct transactions directly with whoever wants to buy or sell your coins. Decentralized exchanges also do not require you to give out your personal information. You can create an account and right away be able to start trading. However, one drawback for decentralized exchanges is the lack of liquidity compared to the more popular centralized exchanges. I think this will change over time as these centralized exchanges are forced into more strict regulations and as they pass these restraints on to their users, soon more people will seek out better options.Another great benefit of decentralized exchanges is their distributed nature, meaning their servers are spread out so that there is no risk of server downtime. Here are some of the more popular decentralized exchanges Bitshares asset exchange Bitshares has a way of always slipping under the radar, but this platform has the best daily volume that has been around $6 million as of late. This asset exchange is a place to trade with both asset-pegged and fiat-pegged tokens. Openledger is also on the bitshares blockchain and this is where you can trade a decent number of different cryptos. The daily volume on openledger is around $3million. Etherdelta https://coinmarketcap.com/exchanges/etherdelta/ has a healthy daily volume that bounces around the $4 million mark. This exchange is based on the ethereum blockchain and is where you can find many of the erc20 tokens that have not yet been added to more popular exchanges. It certainly lives up to the hype of not being user friendly. In fact I made a video that specifically goes over how to use this one for those who could use some guidance I suggest checking that one out. Counterparty is a decentralized exchange that uses the bitcoin blockchain and the counterparty protocol acts as a decentralized escrow service. The volume on counterparty leaves something to be desired I’m sure by it’s users with its daily volume hitting around $2,000.

The U.S. Stock Exchanges

02:19
The U.S. Stock Exchanges The U.S. stock market comprises three major stock exchanges for day trading. Stock exchanges are businesses that make their profits from commissions and services. The stock exchanges compete among themselves by appealing to different business niches. Each stock exchange has its own unique specialties, technologies, advantages, and, of course, disadvantages. If you’re looking for an introduction to day trading in the US, here’s your basic guide. Meet the New York Stock Exchange The New York Stock Exchange (NYSE) is located on the corner of Wall and Broad streets. It is the largest stock exchange in the world, based on the market value of the companies traded on it, and therefore the highest number of day traders participate on this exchange. The market value, known as market capitalization or “market cap,” multiplies the number of publicly held shares of stock by the exchange-traded price of each share. The market cap of stocks traded in the NYSE exceeded $21 trillion as of June 2017. The NYSE trading list comprises more than 3,000 companies. It wasn't so long ago that NYSE market orders were handled by humans known as floor traders. In those days, the execution time of an NYSE transaction could take up to two minutes. But the unavoidable has happened to the world's largest stock exchange. The revolution started slowly. Nasdaq, the United States’ first computerized stock exchange, became the model when it began operations in 1971. It took some time, but computers have now taken over most processes at the NYSE, despite strong opposition by the day traders. Computerized day trading has provided exactly what the public wanted: greater competition, fewer commissions, greater transparency, and higher execution speed. Meet the Nasdaq The Nasdaq (formerly known as NASDAQ when it was an acronym for National Association of Securities Dealers Automated Quotations) was established in 1971 as the world's first electronic stock exchange. Unlike the NYSE, it immediately computerized all of its trade processes. From that point on, day traders no longer needed to compete over each other’s shouts on the trading floor. Everything was push-button. The result: commissions slowly dropped, the quality of service improved, competition grew, and companies of a new type issued stocks and raised trillions of dollars. Within two decades, and with the proliferation of the internet, Nasdaq was accessible in the home of every trader. For the first time, the road to private trading was opened, day trading classes were being offered as were more services for beginner day traders. We can, in fact, say that the profession of day trading as we know it was born with Nasdaq’s founding. Meet the NYSE American The NYSE American was first established in 1842 as the American Stock Exchange. The NYSE acquired this stock exchange in 2008. NYSE American is now the NYSE's market for small-cap companies. Like the NYSE, it now has moved its processes to quick, effective computerized execution. --------------------------------------------------------------------------------------------------------- Subscribe for NEW You Tube trading lesson here: https://youtube.com/user/TradenetGlobalUK?sub_confirmation=1 --------------------------------------------------------------------------------------------------------- Helpful links: Join my trading group: Get education & a Funded Account: http://www.tradenet.com/join-funded-accounts/?affiliate_id=35955&affiliate_org=2&web_page=&placement=&campaign_id=7010O000000fKjw Watch my FREE live You Tube streaming Trading Room: https://www.youtube.com/c/TradenetGlobalUK/live Join a FREE 14 day trial in my live Trading Room: https://www.tradenet.com/14-day-free-trial/?affiliate_id=35955&affiliate_org=2&web_page=&placement=&campaign_id=7010O000000fKjw Watch all my lessons here: https://www.youtube.com/playlist?list=PLb9tmPwCEfFjZWiIEYa4BfF4BZX0F0mWz View the FREE "Part one" of my trading book "The Market Whisperer" here: http://books.tradenet.com/ Buy my best selling book at Amazon: https://www.amazon.com/dp/1540353524 Open a Colmex account (Non-US residents): https://services.colmexpro.com/registration/start.aspx Watch all my day trading live videos at: http://www.youtube.com/user/TradenetGlobalUK/videos Contact Tradenet: [email protected] Contact Meir Barak: [email protected] Visit our website: www.tradenet.com Germany: www.tradenet.de
